As expected, it's pretty anti-climactic.

The buyer and seller were both good folks of good will who wanted to make a deal, and truly were being stymied by circumstance. The big problem was that, honestly, we're both tapped out. He's trying to manage his grandmother's estate; he's got expenses he can't just cover. And me, well, I've tapped all of the resources the bank will let me in covering this.

On the one hand, I felt a bit - just a bit - bad going in loaded for bear. But I might have been facing a bear... and when it turned out I was just facing another guy, trying to do what's right, well, I hope no one who knows me thinks that there was a chance in hell we wouldn't figure out something to put this together.

In the end, I think I'm overpaying a bit for the house - but I also think it's worth it. Housing markets *are* important; you can't *way* overspend for your house (even if the bank lets you). But there's also some squishy space between "you were generous, in order to get what you want," and "you overspent".

And it sounds like this might take a big chunk of worry off of a decent guy's plate, get some local contractors a fair amount of work, and get me a house I can afford, and live in without being afraid. And honestly - I think this might have saved the house. I don't know what would have happened if someone didn't buy it, willing to do the necessary repairs, fairly soon.

I'm probably supposed to shout YAY! or something, but, honestly, I'm too tired... so, feel free to say it for me :-).
