I'm ready to walk away; I'm ready to make a fair offer. I'm not ready to be cheated, or to overpay for the house, and I'm not in any way confused or confounded by side issues.
We have multiple similar houses, *all* cheaper than the price I'll pay for this house, including the Nearly Perfect Rambler. Yes, this house is slightly nicer than most - that's why I'm willing to pay more for it.
I'm ready to explain all of the issues.
Most importantly, I know exactly what I want. All I need to do is find out what the seller wants, and if our wants are compatible.
This is actually the kind of sales I used to think I could do well. "Here's what I have; it's good stuff. Do you want this? Does it meet your needs? Is it worth what I'm asking to get in return? If so *great* - if not, cool, I don't want you to leave this table without being happy with our deal."
